Holiday residential complex Evridika Hills, Apartments & SPA, which is currently being built, is situated in the mountain and ski resort of Pamporovo, near Panorama Hotel. The holiday complex will be fully constructed and put into operation by  01 September 2007.

The concept

The residential complex consists of two villas– Villa Amata and Villa Orpheica because the message we would like to convey with the name of the complex as a whole is: Evridika – Orpheus’s beloved one. The villas have been designed in a traditional national style and follow the unique architectural line of century-old houses of Shiroka Laka region. All the apartments have been designed and developed with high-quality materials of natural origin. The buildings are thermo and hydro-insulated.

Hotel Facilities and Services (extras)

The above facilities are not included in the common property parts. The owners possess a free ideal part of these facilities, therefore, their cost is not included in the overall price of the apartments or in the subsequent cost for the property maintenance. The maintenance of the hotel facilities will be funded by the income from their operation.

* The parking spaces are to be purchased and do not belong to the ‘ free extras’ of the complex. The price of 1 parking space in the underground car park + baggage locker is 8000 EUR.

Apartments

The 74 apartments have been designed with the idea to meet as fully as possible the individual demands of the customers for a comfortable, functional and cosy mountain home compatible with the spiritual atmosphere of one of the most beautiful Bulgarian mountains - the Rhodoppe Mountains. In addition, the owners will be able to enjoy the fantastic panoramic view over Snezhanka Peak and the Television tower which can be seen from most apartments.

Three types of apartments, fully completed and furnished:

  1. 16 studios – functional one-plan apartments on an area between 33.72 and 48.87 м2, which include: a hall, a living room and kitchen area, a bathroom with toilet and a balcony;
  2. 53 luxury one-bedroom apartments – including: a hall, a living room with a fireplace and kitchen area, a bedroom, a bathroom with toilet and a balcony;
  3. 5 luxury two-bedroom apartments – including: a hall, a living room with a fireplace and kitchen area, two bedrooms, a bathroom with toilet and a balcony;

The owners of the apartments receive them fully completed and furnished and are offered a choice of two types of furnishing: stylish and classic, which are included in the price of the apartment. The stylish type features the latest trends in interior design, while classic interior stands out with genuine wood furniture.

Bathrooms

Italian faience and terracotta tiles; mounted fixtures - wash basin, mono block, accessories, shower and boiler;

Living rooms

Italian terracotta flooring, latex-painted walls, mounted lamps, switches and sockets, fireplaces (excluding the studios),  double convertible sofa, coffee table and  armchair, television cabinet, dining table and chairs;

Kitchens

Italian terracotta flooring, kitchen cupboards with installed sink and water battery, hotplate surface and aspirator;

Bedrooms

Carpet flooring, latex-painted walls, double bed with mattress, wardrobe, two bedside tables, chest of drawers and mirror.

The owners are provided with their own locker in the ski-wardrobe enough to hold 2 pairs of skis and ski boots and are allowed to keep their equipment all year round. Apart from that, all owners will be entitled to use the ski-boot drying room, which is specially planned as an additional facility for our customers.

Heating

The apartments (including the bathrooms) and the corridors of the two buildings will be heated with electric convector radiators. This type of heating is economical and flexible to use, as most of the apartments feature a fireplace, which can heat the living room and the kitchen. A space for storing fire wood has been thought of since the owners can chose to order a home delivery at a minimal charge.

Property & Rental management

Property Management

  • Maintenance of the building and common property areas
  • daily  cleaning
  • heating and lighting;
  • Maintenance and cleaning of the area around the residential complex, snow removal in the winter season;
  • Yearly inspection and repair of the roof;
  • All-year-round security service;

Charge per year: 8 EUR/square metre payable once a year for the period coming.

Rental Management

The owners will have the opportunity to use rental management service, which includes maintenance and letting the apartment for rent. The owners do not have to take responsibilities they might find time-consuming or unusual, such as paying local taxes and charges, preparing the property for the tourist season, insurance of the building and accommodation.

The service includes

  • Negotiations with tour-operators, assuring booking of the accommodation;
  • Management of the hotel complex – reception and services for the guests, room-cleaning, laundry, extra services;
  • Rent collection, financial reports and accounting, permanent contact with the owner;
  • Bill paying (electricity, water), paying local taxes and charges; *
  • Categorization of the property and preparation work for the tourist season;
  • Assistance in property insurance; *
  • On-running maintenance of the apartment.

* the costs for bills, taxes and insurance are at the expense of the owners.
